Project Manager

ICM Property Group is seeking a Project Manager to support the growth in our Canadian development platform.
We have an active and diverse portfolio of development projects which include hospitality, residential multifamily, residential low-density, industrial, and retail. ICM Property Developments serves as the in-house development division of ICM Asset Management, representing both our parent company and third-party development mandates. As developer and investor, we are responsible for all aspects of opportunity identification, business plan creation and execution through warranty. While we may self-perform in limited circumstances for smaller renovation projects, we typically onboard general contractors through a competitive RFP process under CCDC 2, 5B, and 14 contracts. The Project Manager is a solution maker translating construction decisions into owner decisions that can be weighed against pro forma impacts. The Project Manager will operate on a lean project team which consists of a supporting Development Analyst. The Project Manager will report to the Director of Developments & Investments.
The successful candidate comes from a general contractor background with 5+ years of experience as a Project Manager with demonstrated successful completions in larger scale wood-frame residential housing types (50+ units). This candidate is results-driven, highly accountable, and responsible for all aspects of successful project completion spanning project team selection, CCDC contract negotiation, project kick-off, execution, construction document oversight, close-out, and warranty. The Project Manager will lead, coach, and mentor multiple project teams, championing our values and optimizing construction performance objectives. This candidate has an advanced, nuanced perspective on project budget, schedule, and the attainment of quality. In addition to strong construction documentation management, this candidate understands performance measurement to communicate project health in a month-over-month snapshot which can be used to identify early challenges and craft measurable mitigation plans. This candidate can efficiently formalize their knowledge into Excel trackers to be utilized across our high-paced development team.
Day-to-day responsibilities for the Project Manager include:
- Provide preconstruction leadership to the project team with respect to cost, schedule, delivery method, trade input, and timing.
- Establish baseline project health dashboard to provide oversight into assumptions, objectives, schedule, budgets, responsibility matrix, workback, deliverables, and all key information required for proactive project management.
- Lead RFP and maintain databases of vendors, consultants, and trade partners to identify appropriate selections based on project needs.
- Align project charter objectives, team selection, schedule management, and quality controls.
- Review change order requests to ensure owner is treated fairly and obtaining best value. Maintain schedules on key items with support from Project Coordinator and Development Analyst.
- Monitor all aspects of project delivery and maintain positive relationships. Regularly attend site construction meetings which includes travel to B.C. and other markets. The candidate must have a vehicle and be able to travel to other provinces. There may be opportunities to travel to the U.S. and the candidate requires a valid passport.
- Lead project meetings on behalf of ICM Property Developments to monitor and support the team’s ongoing development and progression.
- Evaluate cost and schedule saving initiatives.
- On-site solution maker, effectively communicate across construction disciplines including architects, interior designers, engineers, general contractors, and trades.
- Evaluate, negotiate and review CCDC contract business terms.
- Lead construction management activities on smaller-scale ICM owned and managed assets.
- Review and assess budgets, getting to source on trade input, coverage, and exclusions.
- Monitor, interpret and forecast a project’s budget and ensure they are in line with previous estimates.
- Translates owner objectives and intent into drawing packages. Leads discussions with design team to balance objectives with project budget and provides timely feedback to the Director.
- Establish onboarding and close-out criteria for hospitality, multifamily, and other development projects.
- Escalate project challenges to the Director. Summarize project health in brief updates, dashboards, and resolution plans.
- Review progress payment submissions with support from the Development Analyst. Maintain progress payment schedule deadlines from general contractor, architect, and internal review processes to ensure timely monthly payment.
- Coordination of the progress payment application process with ICM accounting and collaboration with the Development Accountant to support funding requests, both internal and external to ensure accuracy.
- Demonstrate skills in negotiating, coordinating and directing work of subcontractors, and in developing strong working relationships with general contractor personnel, subcontractors, inspectors, and other related parties.
- Demonstrate skills in negotiating, coordinating and directing work of project design teams, and in developing strong working relationships with various project consultant teams.
- Support business development activities by maintaining long lasting relationships with clients, design community, engineers and other organizations which enhance future business development opportunities.
- Review and assess budgets, getting to source on trade input, coverage, and exclusions.
- Monitor, interpret and forecast a project’s budget and ensure they are in line with previous estimates.
- Contribute to all aspects of the project including profitability.
- Accept ownership for accomplishing new and different requests/objectives from Director.
- Explore opportunities to add value to job accomplishments.
- This role will be required to travel on a regular basis to Golden, BC and other mountain and adventure towns in B.C. and Alberta.
- Monitor site operations for developments in Alberta and B.C. which will require travel and overnight stays. Travel will be required based on project demands.
You have:
- Demonstrated project delivery track record with multi-family, wood-frame construction Minimum of 10 years’ experience within the construction management and 5 years’ experience as a Project Manager.
- Degree in Engineering, Project Management, Architecture, or Construction Management. Diploma in construction management related discipline.
- PMP, Canada Gold Seal Project Management, or similar certification is an asset.
- Committed to continuous improvement and implementation of measurable lean practices.
- Experience with procurement management, delivery schedules, and operational onboarding.
- Excellent communication skills and can distill information into actionable decisions.
- Meticulous record keeper by nature with standout organization skills.
- Able to demonstrate excellent time management skills and the ability to multitask to meet stringent deadlines.
